What are the building’s hours of operation?
The building is open from 7:00 AM until 7:00 PM, Monday through Friday and on Saturday from 8:00 AM until 1:00 PM, except Legal Holidays.

What are the Management Office hours of operation?
The Management Office is open from 8:30 AM until 5:00 PM, Monday through Friday.  This office is closed on Saturday, Sunday, and Legal Holidays.

To leave a message for a member of the management team after-hours, please call
(305) 423-4701.  For emergency after-hours service, contact the following number (305) 789-6510.  Jones Lang LaSalle provides emergency on call assistance after normal business hours.   

What are the ways I can submit a service request or a work order?
Simply click on the "Tenant Services" option, then the "Submit a Request" link in the menu at the left of this screen to submit an online request and/or feel free to contact the Management Office directly at

What are the miscellaneous services provided by the building to tenants at an additional cost?
The following is a list of some of the services provided to tenants at an additional cost:
  • Additional Cleaning Services (i.e., refrigerator cleaning, microwave cleaning, carpet cleaning, coffee pot service, auxiliary restroom cleaning, etc.).
  • Bulb/Lamp/Ballast Replacement.
  • Additional Keys and/or Re-Key of Lock.
  • Additional and/or Replacement Security Access Cards.

What hours does air conditioning run and am I able to request extended air conditioning?
The building provides air conditioning from 7:00 AM until 7:00 PM, Monday through Friday, and 8:00 AM until 1:00 PM on Saturday except Legal Holidays. If you would like to arrange for HVAC service during non-standard hours or on weekends, your office Property Manager should have access to the Automated Cloud System Powered by Genea. This system allows tenant automated access to afterhours HVAC and lighting services and is a major contributor in saving energy and resources.

How often does our office space get cleaned?
The building janitorial crew services the building and your office space on a nightly basis, Monday through Friday except Legal Holidays.  Cleaning crews typically start at approximately 5:00 PM and may work until 11:00 PM.

How can names be added and/or removed from the building directory?
The building’s electronic directory, located at the security desk in the lobby, lists each tenant’s company name.  To request a change to your company’s directory information, contact the Management Office directly at

Does every employee need to have a building access card?
Yes, we require all building employees to carry their building access form at all to due to high security in the building.  Your access card is also required for after hours access, as well as access to the parking garage and fitness center.

When the power goes out, what do I do?
If you experience a power outage, please contact the Management Office immediately at
(305) 423-4701.

When an incident occurs (i.e., someone slips and falls or has a medical emergency), what do I do?
If required, contact the appropriate medical authorities and then contact the Management Office.  The Management staff will be able to promptly dispatch personnel to ensure that the medical authorities are directed to your space as quickly as possible, as well as, to ensure that an elevator is immediately available for the medial authorities use.

Where should deliveries be directed and at what timeframe are deliveries permitted?
All deliveries should be directed to the loading dock, located in the parking garage of the 701 Brickell Building.  All deliveries must be made after hours or before hours, normal business hours are between 8:00 AM to 5:30 PM, Monday through Friday except Legal Holidays.  The delivery forms and current certificate of insurance from the mover is required prior to the delivery or pickup being approved by the management office. (Please refer to the building rules and regulations for further details).

What elevators should delivery personnel utilize?
All deliveries must utilize the building freight elevators; no deliveries will be permitted to use the passenger elevators.  

What amenities are available at 701 Brickell?
Building amenities currently include a Café, a fitness center, retail banking, dry cleaners, gift shop, salon & spa, flower shop, mail room, covered parking, electronic directory, ATM’s, car wash.
